Distressed assets are coming to market faster, and household debt in Thailand is among the highest in Asia. We are expanding our secured private lending business throughout Thailand and are looking for partners to fund the expansion, and to fund individual deals if they wish.
Lending is structured under kai fak (sale with right of redemption), a sale and not a loan. The core mechanic is total control: the asset is legally transferred to our Thai-owned company at the land office the moment funding is released. We source, underwrite and manage short-term property deals for owners who need fast finance, using the deal flow of a global real estate brand with 11,000+ offices globally.
Who it is for?
Foreign or local investors who want passive, steady, income-focused returns backed by Thai property, without sourcing or managing properties or loans themselves.
The returns:
- Target 10 15% a year on secured loans, within Thai legal limits
- Short terms: typically 6 to 12 months, so capital is recycled regularly
- Interest paid monthly, with principal repaid on redemption
The security:
- The asset is legally transferred on funding. Ownership is registered to the Thai owned company at the land office when the loan is funded, subject to the borrower's right to redeem.
- 25 - 60% loantovalue (LTV). The property is typically worth roughly 1.7x to 4x the amount lent.
- If the property isn't redeemed, we typically have a buyer prearranged through our global network at market price.
- Every loan is documented individually, with independent valuation.
No Thai company needed: you invest as a lender and profit from Thai property through the lending or asset sale, while the property is held by our globally trusted Thai-owned company and secured by lending agreement.
The deal flow: a steady pipeline of foreign and local property owners sourced through our network of real estate offices. Residential, land, developments and commercial property across Bangkok, Phuket, Pattaya, Chiang Mai, Hua Hin and other regions of Thailand. Secured lending and distressed-asset exits completed across these markets.

- Lowcost model. Onsite staff work on a commission basis, so overheads stay lean and every office carries its own costs.
