An opportunity to acquire a fully fitted and operational restaurant in EMSphere, one of Bangkok’s most premium and dynamic lifestyle destinations.
The transaction offers an incoming operator the possibility to take over an existing restaurant infrastructure, including the complete kitchen, equipment, furniture, fixtures and leasehold improvements, substantially reducing the time, investment and complexity normally required to open a new restaurant in a prime Bangkok shopping mall.
The premises provide an immediate platform for an operator wishing either to continue with the existing concept or introduce and develop its own restaurant brand within a premium environment.
The proposed sale is driven by the current owner's strategic decision to concentrate its resources and management focus on another of its brands, particularly its continued development in Thailand and upcoming international expansion, rather than by a requirement to dispose of the location.

-
Lease contract by the Mall group, 3+3 years. We have done now 18 month and this could be discussed with the mall group. Best is to use our terms they are very favorable. There is a minimum rental and a GP. The contract will be provided and explained in details.
- Location:
-
The restaurant is located on the GM floor of EMSPHERE, within the mall’s dedicated dining area, benefiting from strong and consistent foot traffic throughout the day.
EMSPHERE is part of The Mall Group’s flagship Sukhumvit retail destination, positioned in one of Bangkok’s most dynamic and premium commercial districts.
The restaurant therefore benefits from a high-profile location within a floor specifically dedicated to food and dining, surrounded by established restaurant concepts and a strong mix of local residents, office workers, shoppers and international visitors.
- Premises Details:
-
The restaurant occupies approximately 130 sqm, complemented by an attractive inside terrace with around 12 additional seats.
The main dining area accommodates approximately 50 covers and has been designed in a modern, vibrant and colourful style, creating a distinctive atmosphere that feels both contemporary and welcoming.
A key feature of the premises is the modern open kitchen, which forms an integral part of the restaurant experience and brings energy and transparency to the space. The layout has been designed to combine efficient operations with strong visual impact, allowing guests to feel connected to the food preparation and overall concept.
The restaurant is fully fitted and benefits from high-quality decoration, furniture, lighting, kitchen equipment and fixtures, making it a genuinely ready-to-operate venue with limited additional investment required for a new operator
Business Operation
- Management type:
- This business is owner operated.
- Expansion Potential:
-
The restaurant offers significant potential to grow beyond its existing dine-in business by developing additional revenue channels and making fuller use of its premium location and existing infrastructure.
Growth opportunities include expanding delivery and takeaway sales, developing partnerships with nearby offices and corporate clients for lunch packages, staff meals and business dining, and building a dedicated catering offer for private events, corporate functions and external venues.
The concept could also benefit from stronger activation of group bookings, private events, celebrations and mall-driven promotions, as well as partnerships with hotels, concierge services, tour operators and neighbouring businesses. Additional upside could come from introducing targeted weekday lunch offers, seasonal menus, loyalty initiatives and digital marketing campaigns aimed at increasing repeat visits and off-peak traffic.
Overall, the existing restaurant provides a ready platform from which a new operator can expand both on-site and off-site revenue without the time and capital required to build a new location from scratch.
- Competition / Market:
-
The restaurant operates within a highly active dining environment, which is a strong indicator of the location’s attractiveness and customer demand.
The surrounding food and beverage offer includes a broad mix of established concepts and formats, creating a dynamic destination where customers specifically come to dine, meet and spend time.
Rather than relying on a single anchor concept, the area benefits from continuous customer circulation, variety and strong dining habits, giving a new operator the opportunity to position its own brand within an already proven restaurant destination.
- Reasons for selling:
-
Holy Belly is 100% owned by Lova Hospitality, a Bangkok-based restaurant group also behind BIANCA, one of the group’s leading brands, currently operating five restaurants across some of Bangkok’s major shopping malls
Lova Hospitality has recently made the strategic decision to focus its resources, management attention and future investment primarily on the continued development of BIANCA, both within Thailand and internationally.
This refocusing is now becoming even more important as BIANCA enters the next stage of its growth, with its first international master franchise scheduled to open in Q1 2027.
The proposed sale of Holy Belly is therefore part of a broader strategic realignment of the group rather than a reflection of the quality of the location or the restaurant itself. It offers an incoming operator the opportunity to acquire a fully developed, well-equipped and ready-to-operate restaurant in a premium Bangkok destination, while Lova Hospitality concentrates on accelerating the expansion of BIANCA.

Training & Operational Handover Support
To ensure a smooth and effective transition, we will provide the incoming operator with a comprehensive one-month training and handover programme covering both front-of-house and back-of-house operations.
The objective is to transfer not only the practical day-to-day procedures of the restaurant, but also the operational know-how required to take over the premises with confidence and continuity.
The support will include kitchen training, recipes and preparation methods, service standards, opening and closing procedures, stock management, ordering routines, supplier coordination, food-cost controls, POS usage, team organisation and general operating procedures.
Our management and operational teams will work directly with the buyer’s key staff during this period, including practical on-site training alongside the existing restaurant team. Particular attention will be given to the kitchen and service teams to ensure that the new operator fully understands the workflow, equipment, production organisation and standards required to run the restaurant efficiently.
We will also provide a structured handover of the main operational information, supplier contacts, existing procedures and relevant documentation.
The intention is to provide full cooperation throughout the transfer period and do what is reasonably necessary to ensure that the new operator can take control of the restaurant under the best possible conditions, with approximately one month of hands-on support and training before completing the operational transition.
